Now on the market for $48 million, the remarkable Knoll House in Pasadena, CA, has broken a local record.
The list price has topped the record previously held by an unfinished Richard Landry mansion, which was listed in September for $39,800,000.
The estate is comprised of two stately structures: the main residence, which was built in 1916, and an entertainment gallery, both of which are connected by an underground passageway.
It was built by Peter Hall, the primary builder of Pasadena’s landmark Greene and Greene homes.
The residence was designed by architects Myron Hunt and Gordon B. Kaufman, who created some of the area’s most impressive architectural landmarks, among them the Huntington Library, the Huntington Hotel, and the original Los Angeles Times building.
It’s been carefully restored by its current owner, financier John Vidalakis.
“Knoll House’s current owners spent seven years meticulously and flawlessly restoring, renovating, and incorporating 21st-century technology and amenities to this magnificent gated property,” says agent Carol Chua, who is co-listing the property with Darrell Done. Both are with Coldwell Banker Realty in Southern California.
“The result is an ultimate, move-in ready trophy estate, which is ideal for hosting intimate personal gatherings or grand corporate functions and charity events with hundreds of guests,” says Chua.
The main residence measures about 12,300 square feet and has six bedrooms, 10 bathrooms, and six fireplaces.
It’s marked by spacious rooms with high ceilings and large windows with views of verdant hills and foliage.
The floor plan is surprisingly open for a home of its era. The basement alone measures 2,700 square feet.
Dozens of chandeliers adorn the home, and gorgeous wood flooring runs throughout. The enormous white kitchen is gleaming, grand, and ornate.
All of the bedrooms are spacious and feature classic moldings and finishes. The bathrooms offer a nod to the past, while featuring modern updates.
The traditional sun porch, common in stately homes of the era, has been updated to a sunny homework space/office.
The grounds include verdant lawns, a chic pool and spa, an elaborate children’s play area, and a jaw-dropping pool pavilion with two fireplaces, a fire pit, barbecue, pizza oven, and putting green.
The commercial-quality entertaining gallery adds an additional 20,200 square feet to the indoor space. Among its unique features are a 38-foot-high atrium, conference rooms, lounges, and a catering kitchen.
In addition to the event-friendly features, there are recreational facilities, including a 46-seat movie theater, snazzy Tiki bar, game arcade, card room, gym, and guest apartment.
“This property establishes itself as one of the top estates in the country, with significant architectural history, exquisite attention to detail, and luxury entertaining offerings,” says co-listing agent Done. “It’s ideally located close to desirable attractions, but tucked away in a private cul-de-sac with spacious grounds, making it feel like you are a million miles away from it all.”
