A house along the Northern California coast is rare enough. One on a 3-acre parcel? That’s like finding a rare coin on the beach.
Located along Ocean Parkway in the tiny Marin County town of Bolinas, CA, the home known as 8 Ocean just landed on the market for $5.5 million.
It’s perched above Bolinas Beach and Duxbury Reef, and the Golden Gate Bridge is only about 45 minutes away by car.
“There’s only so many oceanfront properties,” says listing agent Jon DiRienzo of Compass. “This happens to be one of the largest.”
Built in 1958, the two-bedroom, 2.5-bath home underwent a thoughtful (and inventive) rehab by a craftsman during the early 1970s.
“It’s just wildly creative, with a lot of craftsmanship, creativity, and secret doors,” says DiRienzo. “There’s a lot of things you would never know are there unless people show it to you.” As in the hard-to-find wine cellar: Imagine the parties you’ll host!
Some of the well-crafted elements include a hand-hewn sauna, sculpted timber beams and posts, and retractable copper bars in the master bedroom’s closet.
The outdoor living spaces include a raised patio overlooking the ocean (currently featuring a fire pit encircled by chairs) as well as a deck and an outdoor hot tub that take full advantage of the views of the Pacific. The kitchen sink is carved from a gorgeous slab of rustic wood. And the master bath is so well-embedded into the garden setting it nearly feels al fresco.
Even the driveway is artsy, its stones laid in an intricate, wavelike pattern. And the current design allows for a yoga room, with windows on two sides and a separate entrance. Views of the ocean are visible from every room.
Unobstructed ocean views and a gated lot (designed with gardens) provide the best of both worlds: You get privacy and a location to die for.
As anyone who lives in the Bay Area knows, the region is full of microclimates, which manifest themselves in temperature swings and dense fog. Fortunately, this stretch of Bolinas has welcoming weather.
“It’s in a unique microclimate,” says DiRienzo. “This particular spot gets less fog and less wind.”
The current owner has had the property since 2000. Who will the next owner be?
“It’s someone looking for that trophy location. I don’t know another coastal property near San Francisco with 3 acres,” says DiRienzo. “This is likely a second home. This is a very specific, imaginative and emotional type of home,” he says.
But it’s “the allure of the location” that’s going to coax a buyer into making an offer, says DiRienzo.
He says Bolinas is a community of “independent thinkers” blessed with an oceanfront setting.
“It seems very Americana to me,” says DiRienzo. Also nearby: renowned surfing at Stinson Beach and Tomales Bay, plus world-class dining and hiking in Petaluma and Point Reyes.
If someone wanted to snap up an oceanfront parcel in this area and build a dream home today, good luck. DiRienzo says this listing is special, given current coastal commissions and regulations.
“Whenever you’re building on the coast over here, it’s not a simple task.”
